'Add wow factor to appeal to potential tenants'

Landlords hoping to make their property more appealing to tenants, potentially including students, should aim to have a wow factor.

Basic improvements such as ensuring that the property is clean and tidy, with a "look of the moment" interior may be useful in making a home more attractive, according to British Interior Design Association fellow and senior designer at At Home Hugh Jamieson.

Relatively fashionable decor, but without anything too outlandish is recommended by the expert, however, a "wow factor" is a must.

"This could be a fantastic mirror, or paintings or photographs - something like that," Mr Jamieson suggested.

"If you do have some wow factor and you can make it extra nice and extra special, then you are likely to get a higher premium and it will certainly rent out much quicker."

The average price for a rental property in the UK in February was £608, with a rise in April to £631, according to the Residential Rental Price Index.

When renting out a property be sure to include a storage system for the tenants.
