Modern kitchens and bathrooms to bring best returns

Landlords can benefit from higher levels of rental income by carrying out even the simplest upgrade projects, experts have advised.

According to the recently-published Private Landlords Survey, just 22 per cent of buy-to-let investors feel that their properties are in "excellent" condition.

In comparison, 56 per cent said that their houses needed some minor work, while 16 per cent went as far as admitting that they needed to fix some significant problems.

According to Simon Gordon from National Landlords Association private landlords would be well advised to make sure they have the kind of features in place which will appeal to prospective tenants, including broadband connections and new décor.

"Modern bathrooms and kitchens are often attractive and many tenants prefer to rent somewhere with wooden flooring," he added.

Those landlords wanting to make long-term gains by carrying out upgrades to their properties may want to put some items of furniture into storage for protection.
