Home improvements can limit tenant turnaround, landlords advised

Private landlords have been advised to carry out improvements to their rental properties to ensure that they are as energy efficient as possible.

According to the National Landlords Association (NLA), while energy efficiency is rarely the number one priority of prospective tenants, with the vast majority being influenced instead by factors such as location and price, once the energy bills start coming in, many may choose to quit as soon as their contract is up.

As Elizabeth Brogan, senior policy officer at the professional body stated: "[Energy efficiency] may not impact on tenants' choice of property, but it may impact once they have moved in and they receive the energy bills and are feeling a bit cold and miserable – they start thinking about maybe moving on sooner than they might have done before.

"It might increase tenant turnover."

The advice comes soon after the NLA announced the launch of a new grant scheme aimed at helping landlords carrying out home improvements so as to make savings in the long run.

Anyone thinking of making their investment properties more energy efficient should think about using safe storage solutions for the duration of any improvement projects.
