New landlords need all the help they can get in 2012 because letting out a property is a "huge learning curve", an expert has advised.
Tom Entwistle, editor and founder of LandlordZONE.co.uk, explained that the letting market is growing in size meaning that there is a steady stream of novice landlords setting up properties.
However, they need to be aware that it isn't an easy vocation and can be very demanding.
"Enforce the laws that already exist instead of dreaming up more and more regulations," Mr Entwistle suggested.
"Good landlords (by far the majority) follow the rules. Problems arise and give landlords a bad name because rogue landlords are allowed to get away with murder - local authorities need to be more assertive and effective."
He added that residential letting was also a growth industry in the UK and will continue to be a lucrative pursuit for would-be landlords.
New landlords can benefit from having a self storage unit near their respective properties to house excess furniture, spares and equipment.
LandlordZONE.co.uk is an online community, a portal for landlords involved in letting property - novice and experienced alike.
