Confirmation of Insurance Cover & Declaration

This Confirmation of Insurance Cover & Declaration is a legal contract. Please read it thoroughly to ensure it meets your requirements. If it does not, please advise Your Store Manager immediately. The Clauses below include a summary of the Insurance cover provided. For full terms and conditions of the cover, please refer to the policy document a copy of which is available on request.

The Clauses

1. Insured Perils

The following perils apply whilst your goods are secured in the room that you are renting from us. Actual physical loss of or damage to your property caused by fire, lightning, explosion, earthquake, storm, flood, escape of water from any apparatus, theft by violent or forcible means , riot, and civil commotion, malicious damage, impact by vehicles, aircraft or aerial devices. Vermin damage subject to 13k. Collapse or partial collapse of building. Subject to Excluded Property. Loss or damage from any other cause is at the sole risk of the Customer whether or not arising from or contributed to by the negligence of Safestore Ltd or its agents or employees. Customers are recommended to arrange suitable insurance for any risk not insured under Clause 1. Insured Perils.

2. Total Sum Insured

As requested by you and shown in the Customer Declaration below. The total sum insured shall be as declared by you and not exceed £50,000 unless confirmed in writing by us. The total sum insured can be increased on payment of an additional premium, subject to Underwriters' prior agreement. Some property is subject to specific limitations (12).

3. Under Insurance (Stock or work in progress)

In the event of a claim you will only be entitled to recover from Insurers the proportion of the loss as the declared value bears to (subject to 6):

a) In respect of Business Customers stock and stock in trade - if you fail to declare the full replacement value of your property on the Insurance Application.

b) All other property of Business Customers and all the property of Domestic Customers - if you fail to declare the new replacement value of your property on the Customer Declaration.

Failure to make a fair presentation of the risk may result in Insurers applying a proportionate reduction in the claim payment.

4. Pairs & Sets

Where any items are part of a pair or of a set, Insurers shall only pay for the actual items which are lost or damaged. No payment will be made by Insurers for any items which are part of a pair or of a set and which are not lost or damaged.

5. Right To Cancel

Once the goods are moved into store, your right to cancel ceases and you will be charged the full premium for the insurance up until your next payment is due.

Once you have checked your policy, if you decide not to proceed with the insurance, you have a statutory right to cancel within 14 days, starting on the day you receive your policy documentation. However, if Domestic Customers do opt to cancel, Safestore have the right to give you 14 days notice to remove your goods from our premises.

6. Basis Of Claims Settlement

a) Business Customers stock and work in progress - the settlement of any claim shall be by replacement value, repair and/or compensation at Insurer's option. Underwriters will take into consideration the age, quality, degree of use and consequent market value of items when calculating the settlement. No claim will attach for depreciation consequent upon such repair.

b) All other property of Business Customers and all the property of Domestic Customers the settlement of any claim shall be by replacement, with goods which are equivalent but no better than the original goods when new. However, if cost effective the insurer reserves the right to repair or clean any item.

c) Documents - Where any claim includes loss of or damage to documents, the basis of settlement shall be to reimburse you for reasonable cost of labour and materials, costs of reprinting and/or reasonable costs of reissue and/or reconstitution including, where applicable, fresh research or exploration to obtain essential information.

7. Policy Excess

Insurers will not pay the first £50 of each claim, you will be responsible for this.

8. Payment Of Premiums

Insurers shall only be liable to settle a claim recoverable under this Insurance providing we have received all insurance premiums due from you.

9. Time Limit For Claims Notification

All claims must be notified to us at the time of discovery of the loss/or damage to your property, or at the time of removal of your property from the unit, whichever is sooner.

10. Choice Of Law And Jurisdiction

The Policy shall be governed & construed in accordance with English law & shall be resolved within the exclusive jurisdiction of the courts of England & Wales.

11. Duty Of Disclosure

It is your responsibility to ensure that all material facts have been disclosed to the Insurers i.e. any facts which may affect Insurers' view of the risk. If you are unsure of whether a fact which has not been detailed in the Customer Declaration needs to be disclosed, it is recommended that details are provided to Insurers for consideration. Please also ensure that all the information shown in the Customer Declaration are correct as they need to be a fair representation of risk. Incorrect information or failure to disclose all material facts could invalidate all or part of the cover and result in a claim being declined.

12. Property Covered Subject To Specified Limitations

Unless agreed otherwise in writing by us, the following limitations apply:

a) Jewellery, Watches, Precious Stones, Stamps of all kinds are limited to a combined total for all such items of £500

b) Furs, fine arts, perfumery, tobacco, cigars, cigarettes, beers, wines, spirits and the like are limited to a combined total for all such items of £10,000

c) Electronic items & mobile phones are limited to a total of £25,000

Electronic items are defined as all items of consumer and commercial electrical appliances and instruments including but not limited to, televisions, computers, computer software, hard drives, chips, microchips, printed circuit boards and their components, modems, monitors, cameras, ,stereos, and the like. (Heavy electrical Items such as switchgear, turbines, generators and the like shall be deemed not to be electronics).

13. Excluded Property

No cover is provided for the following:

a) Money, Coins, Bullion, Deeds, Bonds, Securities and the like.

b) Livestock

c) Explosives, Firearms and Flammables, such as highly flammable gasses, fluids, chemicals etc.

d) Loss of data records other than cost of blank data carrying materials.

14. Excluded Causes

a) Any consequence of war, invasion, act of foreign enemy, hostilities (whether war be declared or not), civil war, rebellion, revolution, insurrection or military or usurped power or confiscation or nationalisation or requisition or destruction of or damage to your property by or under the order of any government or public or local authority.

b) Consequential loss - We will not pay for any losses that are not directly associated with the incident that caused you to claim, unless expressly stated in the policy. Which shall include, but not be limited to, eg: loss of stock, turnover, orders or goodwill etc.

c) Loss or damage from:

i) ionising radiation from or contamination by radioactivity from any nuclear fuel or from any nuclear waste or from the combustion of nuclear fuel

ii) the radioactive, toxic, explosive or other hazardous or contaminating properties of any nuclear installation, reactor or nuclear assembly or nuclear component thereof

iii) any weapon of war employing atomic or nuclear fission and/or fusion or other like reaction or radioactive force or matter

iv) the radioactive, toxic, explosive or other hazardous or contaminating properties of any radioactive matter. The exclusion in this sub-clause does not extend to radioactive isotopes, other than nuclear fuel, when such isotopes are being prepared, carried, stored or used for commercial, agricultural, medical, scientific or other similar peaceful purposes.

d) Loss or damage from:

i) any chemical, biological, bio-chemical or electromagnetic weapon

ii) the use or operation, as a means for inflicting harm, of any computer, computer system, computer software program, computer virus or process or any other electronic system.

e) Loss of or damage to your property directly caused by pressure waves caused by aircraft and other aerial devices travelling at sonic or supersonic speeds.

f) If at the time of loss there is other insurance in force this Insurance shall only respond to the extent that losses are not recovered under the other insurance.

g) Loss of or damage to your property caused by or resulting from any act(s) of terrorism or any person(s) acting from a political motive.

h) This insurance shall be voidable in the event of misrepresentation, mis-description or non-disclosure in any material particular, which you have knowledge of, or ought to have knowledge of.

i) If the claim be in any respect fraudulent, or if any fraudulent means or devices be used by the Insured or anyone claiming indemnity under this Insurance or anyone acting on his or their behalf, to obtain any benefit under this insurance, or if any loss or damage be occasioned by the wilful act or with the connivance of the Insured, or anyone claiming indemnity under this Insurance, all benefit under this Insurance will be forfeited.

j) Accidental damage caused by you or anyone acting on your behalf whilst at the premisies.

k) This insurance shall be voidable should a claim be made for damage caused by vermin if food or perishable goods are found to be in the unit which are not securely packed in rigid plastic or metal containers so they are protected from and do not attract vermin.

l) Damage caused by pollution or contamination except (unless otherwise excluded) destruction of or damage to the Property Insured caused by:

  1. Pollution or contamination which itself results from any Cover insured
  2. Any Cover insured which itself results from pollution or contamination
  3. Gradual deterioration wear and tear, frost or change in the water table level
  4. Corrosion, rust, wet or dry rot, shrinkage, evaporation, loss of weight, dampness, dryness, marring, scratching, vermin or insects

m) Subsidence ground heave or landslip excluding Damage

  1. Arising from the settlement or movement of made-up ground or by coastal or river erosion
  2. Occurring as a result of the construction, demolition, structural alteration, or structural repair of any property at the premises
  3. Arising from normal settlement or bedding down of new structures
  4. Commencing prior to the granting of cover under this insurance

15. Claims Procedure

If you wish to make a claim on this insurance you should obtain a claim form from your Store Manager at the address shown on your Storage Licence.

Any claimant under this insurance shall at the request and at the expense of the Insurers do and concur in doing and permit to be done all such acts and things as may be necessary or reasonably required by the Insurers for the purpose of enforcing any rights and remedies, or of obtaining relief or indemnity from other parties to which the Insurers would beentitled or subrogated upon their paying for or making good any loss or damage under this insurance, whether such acts and things shall be or become necessary or required before or after his indemnification by the Insurers.

Our customers are covered by an insurance Policy arranged through Safestore Ltd with Royal & Sun Alliance Insurance plc (RSA). RSA use a panel of reinsurers, one of which is Assay Insurance Services Limited, a wholly owned subsidiary of Safestore Holdings plc.

16. Complaints Procedure - Insurance

We aim to provide you with a first class service. If we have not delivered the service that you expect or you are concerned with the service provided, we would like the opportunity to put things right.

If your complaint is against our claims handler RSA alone, we will pass your complaint to their nominated contact within 24 hours and advise you accordingly. This will also happen if we believe that we cannot resolve your complaint without the involvement of RSA or there is any query relating to the complaint. The compliance procedure of RSA will then apply.

RSA will acknowledge your complaint within 5 business days of receipt and will issue you with a final decision letter within 8 weeks.

What to do if you are still not satisfied

If you are still not satisfied RSA are regulated by the Financial Conduct Authority whose arbitration service is the Financial Ombudsman Service and you may be able to refer your complaint to them. However, the Financial Ombudsman Service will not adjudicate on any cases where legal action has commenced or where a final decision has not been issued.

Your Rights

Your rights as a customer to take legal action remain unaffected by the existence or use of any complaint procedures referred to above.


I/We wish to insure my/our property whilst it is stored with you.

I/We understand that cover is accepted subject to payment of the insurance premium quoted to me/us below.

I/We will notify you if at any time during the period of storage the sum insured is to be increased and that I/we will pay the appropriate additional premium.

I/We confirm that my/our property does not include any items prohibited for storage as detailed in the Licence Agreement or property excluded under the insurance, unless specified by you and agreed in writing by us and any appropriate special terms and conditions agreed and additional premium paid by me/us.

I/We understand that if at any time my/our premiums fall into arrears the insurance cover will lapse with immediate effect from the date the premiums become overdue for payment.

I/We confirm that the sum insured in respect of Business Customers stock and stock in trade represents the full replacement value of all my property stored and that I / we will maintain the insurance on this basis at all times.

I/We confirm that the sum insured in respect of all other Property of Business Customer's and all the Property of Domestic Customers represents the full new replacement value of all my property stored and that I/we will maintain the insurance on this basis at all times.

I/We have read and agree to the terms, conditions and exclusions of the insurance as detailed in the Confirmation of Insurance Cover above.

You should keep a record of all information you have given us.

Statement of Demands and Needs

If you have confirmed each of the points above your demands and needs are those of persons wishing to ensure that their property stored in Safestore are covered by insurance against the loss of or damage to such property during the period of a storage contract entered into by yourself with Safestore.
